There are several site constraints on this property, including: NJ State Highway Route 42 to the west, the Route 295 Interchange to the south and the Little Timber Creek to the west. Due to the proximity to Little Timber Creek, the project required a waterfront development permit. From the NJDEP (New Jersey Department of Protection).
The new Mt. Ephraim Senior Housing building is a four story masonry and wood frame structure, with a wood truss roof. The exterior is brick and vinyl siding. The interior includes a gracious lobby with adjacent administrative spaces, a large meeting room with a common kitchen leading to an outdoor terrace, a craft room and a laundry facility on the first floor. There are (74) one-bedroom units and (1) two-bedroom unit for the building manager. In total, there are (4) handicapped accessible units, (2) hearing and visual impaired units and the remainder of the units are 100% handicapped adaptable.
